How Do uPVC Window Locks Work?

Most people never think about how their windows lock until one stops working. But the uPVC window locking mechanism is a neat bit of engineering, and understanding it helps you spot problems early and know when a repair will do the job. Here is the plain-English explanation of what happens when you turn that handle.

The short version

When you close a uPVC window and lift or turn the handle, you are not just clicking a single latch. You are driving a strip of metal hidden inside the frame that pushes several locking points out at once, all around the sash. Those points hook into keeps fixed on the outer frame and pull the window tight shut. That is why modern uPVC windows are hard to force: there is not one weak point, there are several strong ones working together.

The parts of a uPVC window locking mechanism

There are a handful of components doing the work, mostly hidden from view.

  • The handle: the bit you touch. Turning it drives everything else. Many have a key or a button lock for extra security.
  • The espagnolette (or "espag") gearbox: the heart of the system. It sits behind the handle and converts the turn of the handle into up-and-down movement of the locking strip.
  • The locking strip or shootbolt: a long metal strip running along the edge of the sash. It slides as you operate the handle.
  • The cams, rollers or mushroom bolts: the actual locking points spaced along the strip. As the strip slides, these move out and engage.
  • The keeps: metal plates on the outer frame that the cams hook into.

Turn the handle, the gearbox drives the strip, the strip moves the cams, and the cams grip the keeps. Simple in idea, precise in practice.

Multi-point locking, explained

The reason it is called multi-point locking is that the sash is secured at several places at once, not just by the handle. A typical window has anywhere from two to five locking points around the opening. Because the force is spread out, the sash is pulled evenly against its seals, which does two useful jobs: it keeps the window secure, and it compresses the weather seal so draughts and rain stay out.

Different locking points do slightly different things:

  • Mushroom cams: T-shaped bolts that slot behind the keep and resist the sash being levered open. Common on security-rated windows.
  • Rollers: rounded cams that pull the sash in and help with the weather seal.
  • Shootbolts: bolts that fire into the frame at the top and bottom for extra hold.

How the gearing engages

The clever part is the gearbox behind the handle. Inside it, a small gear turns as you move the handle and meshes with teeth on the locking strip, converting a rotation into a smooth sliding motion. Lift the handle up (on most tilt-and-turn and casement designs) and the cams travel into the locked position. Lock the handle with the key and the gearbox is held so it cannot be driven back, which is what stops the window being slipped open from outside.

Because the whole thing relies on the strip and cams lining up exactly with the keeps, even a small drop of the sash on its hinges can make the handle feel stiff. That is usually a sign the window needs adjusting rather than replacing.

Common problems and when to repair

Locking mechanisms are hard-wearing but not immortal. The usual culprits are:

  • Stiff or sticky handles: often just dirt, dryness or a sash that has dropped. A clean, a light lubricant and an adjustment often fix it.
  • Handle spins with no resistance: usually a failed gearbox. That single part can normally be replaced.
  • Window will not lock or unlock: a worn cam or misaligned keep. Adjustment or a new part.
  • Draughts creeping in: the cams may not be pulling the sash tight, or the seals have perished.

The good news is that most of these are repairs, not replacements. Swapping a gearbox or realigning the keeps costs a fraction of a new window, so it is well worth having a broken lock looked at before assuming the whole window has had it.
