# Home Window Repair: Common Faults and Fixes

A dodgy window is one of those niggles that is easy to ignore until it lets in a draught, sticks shut on a hot day or stops locking properly. The good news is that a lot of home window repair is straightforward, and plenty of faults are fixable without replacing the whole window. This guide runs through the most common problems and how to tell a quick fix from a job for the professionals.

We repair windows across York and North Yorkshire, so this comes from everyday callouts rather than a manual.

## The most common window faults

Most window problems fall into a handful of familiar categories. Here is what tends to go wrong and why.

### Misted or foggy glass

When you see condensation trapped between the two panes, the seal on the glass unit has failed. No amount of wiping helps because the moisture is inside. The fix is a new sealed glass unit, and the frame usually stays put, so it is cheaper than people fear.

### Draughts and cold spots

If you can feel cold air creeping in around a closed window, the culprit is usually a worn seal, a dropped sash or a locking mechanism that no longer pulls the window tight. Sometimes it is just an adjustment. Sometimes the rubber seal has perished and needs replacing.

### Stiff or jammed handles

A handle that is hard to turn is often just dry or slightly out of line because the sash has dropped on its hinges. A clean, a little lubricant and an adjustment usually sorts it. A handle that spins loosely with no resistance points to a failed gearbox inside.

### Windows that will not open or lock

This is normally the locking mechanism or the hinges. Worn cams, a misaligned keep or a seized hinge can all stop a window working. Most of these are replaceable parts rather than reasons to bin the whole window.

### Broken or loose handles

Handles take daily use and eventually wear out or snap. Replacing a uPVC window handle is one of the simplest repairs, and we have covered it in more detail elsewhere on the blog.

## Quick fixes you can try yourself

Some jobs are well within reach of a confident homeowner:

- **Lubricate stiff hinges and locks** with a proper lubricant, not oil that attracts dust. This clears a surprising number of stiff-handle complaints.
- **Clear the drainage slots** along the bottom of the frame so trapped water is not making things worse.
- **Tighten loose handle screws** (often hidden under a small cover that twists round).
- **Replace a worn handle** if you can match the spindle size and screw spacing.

If a repair needs the window taken apart, involves the glass, or you are not confident, that is the moment to call someone in.

## When to call a professional

Some faults are best left to a fitter, both for safety and to avoid making things worse:

- Replacing a misted or cracked sealed glass unit
- Swapping a failed gearbox or multi-point lock
- Re-aligning a dropped sash or worn hinges
- Anything on a first-floor window where working at height is involved
- Rotten timber frames or damaged brickwork around the opening

A professional home window repair is almost always cheaper than a full replacement, so it is worth getting a proper diagnosis first. Our [window and door repair service](https://smwindowsanddoors.co.uk/window-door-repairs-york) covers exactly these jobs, and we will tell you honestly when a fix beats a new window.

## Repair or replace?

The rule of thumb is simple. If the frame is sound and only one part has failed, repair almost always makes sense. If the window is old, draughty and failing in several ways at once, or the frame itself is damaged, replacement may be the better spend. When it comes to that, our [uPVC window range](https://smwindowsanddoors.co.uk/upvc-windows-york) is a good place to start, and you can [request a free quote](https://smwindowsanddoors.co.uk/request-a-quote) to compare.

## Rough repair costs

Prices vary with the part, the make and the access, so treat these as ballpark. As a rough 2026 guide, replacing a handle might be around 40 to 90 pounds fitted, a gearbox or set of cams around 90 to 200 pounds, and a misted glass unit often 60 to 150 pounds depending on size. Awkward or obsolete parts cost more. Every job is different, so ask for a quote once we have seen it.

## FAQs

### Is it cheaper to repair or replace a window?

Repair is almost always cheaper if the frame is sound and only one part has failed, such as a handle, hinge or misted glass unit. Full replacement makes more sense when the frame itself is damaged or the window is failing in several ways at once.

### Can a misted double glazed window be repaired?

Yes. Misting means the sealed glass unit has failed, and in most cases just the glass unit is replaced while the frame stays in place. It is far cheaper than a whole new window, though very old frames can sometimes make it trickier.

### Why has my window handle stopped working?

Usually a worn gearbox inside the handle or a sash that has dropped slightly out of line. A handle that spins with no resistance points to the gearbox, while a stiff one often just needs cleaning, lubricating and adjusting. Both are common repairs.

### How long does a window repair take?

Most common repairs, like a new handle, gearbox or glass unit, take under an hour once the right part is to hand. The bigger delay is often ordering a matching part for older or less common mechanisms.
